Fort Clark Springs Assoc. GENERAL MANAGER'S REPORT: May 17, 2025
- Lisa Vale graciously volunteered her time to assist with entering the budget into QuickBooks for both FCSA and Las Moras. She was not compensated for this work—her contribution was entirely voluntary , and we sincerely appreciate her support.
- Cassie Reyes has been re-hired to assist with a variety of essential tasks including:
- Supporting event coordination
- Addressing correspondence and entries in Buildium;
- Providing part-time management at the Golf Course;
- Assisting with file organization and general administrative duties as needed
- This was not a newly created position. The role remained vacant since November 2024 when the payables position was vacated. Cassie’s duties were revised to better align with current operational needs.
- Labor hours have been reduced at the Creekside Pro-Shop to more efficiently allocate staffing costs toward maintaining and promoting the golf course itself, with a trial basis and will be monitored closely for effectiveness.
- One of the maintenance technicians broke his leg while working on a trailer and could be out for up to six weeks.
- Reminder: Page 12 of the By-Laws outlines Executive Officer/General Manager expectations:
Inform all directors of critical issues; Create and maintain the Employment Manual; Maintain job descriptions for hiring, advertising, termination, and other HR requirements.
Assessments:
2025: $895,910.64 compared to 2024: $889,820.34,
Favorable difference: $6,090.30.
Membership is down due to several reasons;
Our intensive marketing efforts since Andres joined the team are strategically aimed at attracting new customers, increasing membership and expanding our presence.”
Golf Course:
2025: $70,336.65 compared to 2024: $86,307.77
Unfavorable: $15,971.12
One of the main reasons for the 2024 loss was the water shortage in July, which made it difficult to keep the course playable.

Favorable: $56,751.34.
Contributors’ factors were not trapping, consistent marketing, amazing volunteer help and offering specials and youth events.
Motel:
2025: $146,118.87 compared to 2024: $170,478.48
Unfavorable: $24,359.6.
2023/2024 contributors for success, Operation Lone Star Border Mission brought the state troopers in/water in the pool;
2024 loss factors dry pool/operation Lone Star though still ongoing, the troops have reduced in number leading to the additional revenue we were making;
With the continued drought, the lack of water will impact us again this year

Favorable: $18,728.43
RV Park:
2025: $117,744.60 compared to 2024: $172,751.49
Unfavorable: $55,006.8
Contributing loss factor pipeline was finished
Volunteer Support:
- David Mann repaired a leak at the Pro-Shop and installed new shelving
- Grass planted and painted by David at Creekside
- Art Terrazas working on T Box signs, planting grass and painting
- 501 C3 Men’s Club is back—hosting tournaments and golf course events
- Mr. Haenn fixed up and reopened the Visitor Center
- Annabell donated a game table to the adult center
- Stephenson's donated $4,000 to the fort
- Olivers raised $10,000 for a pickle ball court
- Russell is working on getting a bid for me to fix the wall in the parking lot by the NCO Club
- Spectrum cleaned up the hanging boxes that have been reported. If anyone has any to report, let me know
- Mountain laurels are coming back nicely as I knew they would after the trimming
- We are working on hunting packages; Working on maybe installing carports behind Colony Row
- Speed bumps are in the works
- Two broken commissary windows will be fixed when the glass comes in
- $1,600 part has been ordered to fix steer skid so we can fix the drainage issue ourselves in unit 38 and for 158 Airport Road
- A new rental agreement was developed with the help of Maria Perkins and we raised hangar rent from $35 monthly to $55.00 (it is only a space in the hanger)
- Andres, Vanessa, and Beyond the Décor are marketing in San Antonio at a wedding expo to promote our venues
